When potential tenants walk through your property, unfortunately, they may judge how well you will be a landlord by how well maintained your home is. So, professional deep cleaning is a must. It also helps to add some neutral scent plug-in air fresheners. When the tenant walks through the door, we want them to feel like they are walking into their "home."
While updates are not required, they help tremendously. Neutral paint and fresh cleaned (or new) carpet go a really long way. Also, things such as replacing out dated light fixtures, door knobs, and new caulking in the shower help to make your property feel move in ready to your tenants.
Safety & Maintenance
Any routine maintenance such as replacing air filters, light bulbs, and servicing HVAC systems are best to be done prior to tenant move-in. Also, Texas has property codes that mandate various safety measures are in place such as carbon monoxide detectors, safety locks, and window latches. It can get confusing if you aren't familiar with Texas Property Codes.
It always helps to have great curb appeal when trying to rent your property quickly. Weekly mowing (if peak season), new mulch, and leaf blowing also go a long way in increasing interest in your property
