Are the photos of the listed rentals professionally taken or are they snapped with a phone camera? If the company doesn't care enough about their own image or the image of your home, its a good indicator that they cut corners on other important details. This could be rushing to get (bad) tenants, not paying attention to the maintenance of your home, not taking the time to do bi-annual walk-throughs, etc. In the end, this costs you money.
3) Find out if they manage properties full time. If the company buys & sells homes, and also does leasing and property management, it's likely the property management portion is a part-time business. Realtors know the big money is in the commissions from selling homes. So, where do you think most of their time, talent, and attention will be focused?

4) Please, whatever you do, don't look for the "cheapest." Flat fee, low monthly fee, property management companies make money by volume. So, it's like a teacher to child ratio when you're looking for child care. Sure, you can pay the lowest weekly fee for "Nora's Discount Child Center," but, Nora's teachers will have double the kids to watch. How much attention do you think your child will get when Nora is so busy and overwhelmed?
